Renting with the Curaçao Monument Foundation

You have visited our ‘For Rent’ page and are very interested in one of the properties listed on the website. So, what do you need to do to apply for one of our charming units? It depends on whether you are looking for a place to live, or for a place of business.

Living in a monument

We offer residential units in different price categories. The rent is determined as a factor of the location, amount of space and the lay-out of the space. To be able to apply for a residential unit, follow the next steps;

• Take a look at what we have available at the moment. You can use the ‘types’ filter at the top of the page to select ‘residential’ units only.  Mind you:  on residential contracts we do not have to charge OB (turnover tax) as long as the contract period is longer than one year.
• Once you’ve decided which unit you are interested in, complete this form and email it to [email protected].
• You need to provide proof of income for the past two months (usually done through pay slips). This way we can determine if your income is high enough to cover the rent. The rule of thumb is that you should earn at least three times the rent amount per month to be able to cover your expenses (preferably 4 times).
• If everything is in order, one of our team members will contact you to schedule a viewing.
• If you would like to rent the unit, please consider that a deposit of two months rent is our normal requirement. In some cases, some maintenance will still need to be done before you move in. Therefore, do not cancel rent at your old place until you have received confirmation of the date you can move in from us.
• Once the contract is signed, the unit is ready and the deposit and first month rent are paid, you are ready to move in! Congratulations on your wonderful new home!

Working in a monument

The procedure for using a monument as your place of business is more custom made. Feel free to approach us if you have a business idea and are wondering if we have the right space for this. Before reaching out, make sure you have thought of the following questions;

• Location, location, location… What are the important requirements in terms of where I am and what the facilities around me are?
• How many m² do I need to operate? What should the lay-out of the space be?
• What are my technical requirements? Do I need exhaust fans, water points, high ceilings, natural ventilation, or anything else?
• What can I afford to pay in rent? What can I afford to customize the space to my needs?

Based on the answers on these questions, we will propose any unit we have free that matches your profile. From our perspective, we are looking for companies and organizations that understand what it means to be custodians of our built heritage, want to establish themselves on the long term, and add value to the neighborhood they are in.

Furthermore, we do not want our tenants to struggle to pay the rent. Therefore, a solid business case is of utmost importance for a healthy rental relationship in the long term, for mutual benefit. This means that – especially for start-ups – we may require insight in a summarized business plan. This is the start of ongoing conversations on how to optimize our relationship as landlord and tenant.
